Dearborn Neighborhood Projects Move Ahead with Housing and Greenspace Plans

The City of Dearborn is developing a new neighborhood on its east end near Greenfield and Paul, adding roughly 300 new homes and apartments designed primarily for owner-occupancy to promote stability.

East End Neighborhood Plans

This effort focuses on the area near Greenfield and Paul to create housing that encourages residents to own their homes. The project targets stability through owner-occupancy rather than other housing models. City-owned land in the east end forms the base for these additions of homes and apartments.

Lonyo Neighborhood Project

Dearborn is also executing the Lonyo Neighborhood Project, creating a plan for new homes and greenspace on more than 40 City-owned parcels in that neighborhood. The parcels provide space for both residential units and open areas within the existing neighborhood layout.

These local steps align with broader patterns seen in other places where neighborhoods develop on former industrial sites. In Spain, the Nervión neighborhood was born on the grounds of the old Cruzcampo factory with approval in late 2022, featuring an estimated 2,000 new homes and a 70,000-square-meter park, with deliveries scheduled for 2026. Badia, a city in Catalonia that originated as a neighborhood 50 years ago, is undergoing a major future development to remove asbestos panels from 165 buildings covering most of its 5,400 subsidized homes.

Completed Projects Elsewhere

One Neighborhood Builders recently completed the Residences at Riverside Square in East Providence, adding 16 affordable apartments to revitalize a long-vacant property near the East Bay Bike Path. Such completions show how smaller-scale additions can address vacant sites in established areas.
