Eixample's Sagrada Nova: The Growth Corridor Suburb Betting on Infrastructure

Sagrada Nova, a once-quiet pocket of the Eixample district, has stepped into the investment limelight as the city’s most-watched growth corridor suburb, thanks to a wave of new transport and streetscape projects transforming the area’s prospects.

This shift matters: buyers and developers are increasingly steering away from the highest-priced Passeig de Gràcia strips, following instead the construction cranes and infrastructure investments marking out the next real estate frontier. As Barcelona weighs up urban expansion pressures and questions of affordability, Sagrada Nova’s resurgence is a harbinger of things to come in the wider Eixample.

Metro Extension Reshapes Boundaries

The opening of Line 10 Sud extension in May to Avenida de Roma has brought a new throng of commuters, closing a gap between Sants station and the grid’s lower edge. Plaça Doctor Letamendi, previously bypassed by most, is now a key transit node, with new bus routes connecting it to Gran Via and Diagonal. Local business groups like the Associació de Comerciants de Sagrada Nova report a notable uptick in foot traffic to their retail members along Carrer de Provença and Carrer de Viladomat.

Civic works have kept pace with the transport boom. The city’s Superilla pilot, rolled out on Casanova this spring, reduced car access in exchange for play spaces, wider pavements and new tree planting. Apartments overlooking the new leafy plazas are already appearing in mid-market property listings, while agencies such as Inmobiliaria Eixample point to increased buyer queries for three-bedroom renovables in refurbished fincas.

Prices React as Activity Surges

According to the Barcelona Chamber of Urban Property, Sagrada Nova’s average apartment price per square metre hovered near €5,200 in June 2026, an 8% rise year-on-year, outpacing the Eixample-wide average of €4,650. Data from property analytics firm Idealista show rental demand up 13% since January, led by young professionals seeking proximity to both the new metro and tech startups clustering by Tarragona.

On the ground, new listings around Parc de Joan Miró and Calle de Aragó rarely linger more than three weeks before a deal is struck, according to local agents’ reports collated in the Chamber's latest market snapshot.

With more infrastructure upgrades scheduled-most notably the pedestrianisation works slated for Carrer de Sepúlveda in autumn-analysts expect further price movement, making Sagrada Nova a closely watched bellwether for both investors and home-seekers. Would-be buyers are advised to secure mortgage financing early, as competition for well-located flats shows no sign of letting up through 2026.
