For Eixample homeowners and prospective buyers, the record sale suggests confidence at the top end even as mid-range properties require sharper pricing or improved presentation to clear at auction.

With several more premium properties slated for auction before the August slowdown, agents advise potential sellers to benchmark recent trophy sales and set realistic reserves. Prospective buyers should factor in both persistent demand for Eixample’s unique heritage apartments and evidence of a two-speed market across the district.
