Further east, blocks around Plaça de la Sagrada Família saw two institutional purchases last week by vehicles linked to a Portuguese fund that had been absent from the district since late 2024.
The Eixample District housing office recorded 142 transactions in June, up from 98 in May, according to its monthly bulletin released on 3 July. Median price per square metre reached 4,920 euros, the highest monthly figure since December 2024, with the steepest gains on units between 80 and 110 square metres.

Those entering the market should prepare for shorter exclusivity periods and consider offering 3 to 5 per cent above asking on well-located flats to stay competitive. Early August viewings are already filling diaries, and prices are projected to hold at current levels through September unless further external shocks appear.
