Eixample Homes Linger 51 Days as Sellers Cut Prices 6-9%

Properties in Eixample took an average of 51 days to sell in the first week of July 2026, up from 34 days in the same period last year, as vendors increased discounts to between 6 and 9 percent on initial asking prices.

The change reflects slower buyer traffic after months of steady price growth, leaving sellers who listed at peak spring levels with fewer offers and longer holding costs on empty units.

Street-level shifts in Dreta and Esquerra

Along Carrer del Consell de Cent between Passeig de Gràcia and Carrer de Balmes, four apartments listed since April remain unsold after 47 days, with two owners lowering prices by €45,000 last week. In the Esquerra de l'Eixample, units near Mercat de la Concepció on Carrer d'Aragó have seen similar adjustments, with one two-bedroom flat dropping from €685,000 to €635,000 after 62 days listed through a local agency.

These streets sit inside the same postcode cluster where the Barcelona Housing Observatory recorded 118 new listings in June, compared with 92 in June 2025.

Price and timing data

Current data from listings tracked through 10 July 2026 show an average discount of 7.2 percent across 67 closed sales in Eixample, with the median price per square metre at €5,180. Apartments that closed within 30 days commanded full asking price or a 2 percent premium, while those exceeding 60 days averaged an 11 percent reduction.

Buyers inspecting now should review recent reductions on portals before viewing, compare comparable sales on the same block within the past 90 days, and submit offers no higher than 4 percent below the latest adjusted asking price to match current clearance rates.
