Why Vila Calma Is Gracia’s Hottest Suburb for Rental Yields Right Now
Property investors are zeroing in on Vila Calma, where rental yields eclipse all other Gracian suburbs in 2026.
How we reported this
On the eastern fringe of Gracia, Vila Calma has quietly outpaced every other suburb in the city for rental returns, according to new figures released last week by analytics firm RedHouse Data. For buy-to-let investors jostling to find value in a fiercely competitive market, Vila Calma’s gross median yield of 7.1% has made it the hottest postcode for returns in 2026.
The surge in investor interest comes as Gracia’s citywide vacancy rates touch decade-long lows, pushing up weekly rents and sending would-be homeowners back into the tenancy market. With Gracia University expanding engineering programs at its nearby East Campus and new public transport links along Via Ferral, the local rental market has never been tighter. Investors, especially those looking to offset rising mortgage costs, are actively seeking pockets with robust tenant demand and minimal downtime between leases.
Local Demand Heating Up in Vila Calma
Vila Calma’s credentials are hard to ignore. The neighbourhood, bounded by Rua dos Olmos and the bustling Plaça Nova market, is home to a cluster of new mid-rise apartment buildings developed by Sopro Urbano Ltd. At street level, cafés like Café Azul and artisan bakeries are drawing young professionals and postgraduates alike, many attracted by lower rents compared to neighbouring Brancas or the city centre. The highly-rated Nova Vida childcare centre opened on Rua Pilar in February, bolstering the area’s appeal for young families looking for longer-term rentals.
Local agent Maria Fraga of Axia Realty points to waitlists for two-bedroom apartments on Rua dos Imigrantes as peak proof of investor appeal. While prices in Vila Calma rose just 2.4% over the past six months, average rents have climbed 9% year-on-year, reaching 1,560 Gracian crowns per month for a 2-bedroom, according to RedHouse Data’s June rental snapshot. Gross yields here are not only the highest in Gracia, but also more than 1.5 percentage points above the city’s median yield of 5.6%.
Data Driving Decisions-and What’s Next
RedHouse Data’s Q2 2026 report confirms Vila Calma’s position at the top for rental yields, notably outperforming more established rental hubs like Jardim Velho and Sete Pontes. The suburb’s median apartment price stays below the city average, partly due to a slate of new releases on the south end and ongoing urban renewal plans, such as the Reviva Vila scheme that includes park improvements and rezoning along Avenida Cordeiro.
For prospective investors, the window for entry is narrowing as word spreads and local stock tightens. Professionals eyeing rental returns are urged to focus on newer developments with energy efficiency ratings, as regulations set by Gracia Municipal Council last year are likely to nudge older stock further down the preference list. Property management companies like Portico Rentals, which opened a branch just off Plaça Nova in April, report that furnished units are turning over in under ten days. As the city’s population continues shifting east, Vila Calma’s combination of affordable entry prices and superior returns will likely keep it in the investment spotlight for months to come.
