Gracia Auction Clearance Rates Drop to 68 Percent as Buyers Hesitate

Gracia property auctions recorded a 68 percent clearance rate in the final week of June, down from 81 percent in May.

The drop comes as global tensions over energy routes and defence spending push borrowing costs higher for local buyers. Mortgage rates linked to the European Central Bank benchmark now sit near 4.1 percent for standard home loans, squeezing budgets for first-time purchasers in established neighbourhoods.

Two recent auctions illustrated the shift. A three-bedroom apartment on Carrer Gran de Gràcia failed to meet its €620,000 reserve after two bidders withdrew, while a renovated flat near Mercat de la Llibertat cleared at €485,000 following 12 registered bids. Both sales were handled through the Gracia Property Registry Office listings released on 28 June.

Official figures from the city’s housing department show median apartment prices reached €5,180 per square metre in the second quarter, up 3.2 percent from the same period last year. Detached houses in the Vila de Gràcia zone averaged €7,400 per square metre, with only four of seven lots selling at the 2 July auction round.

Signals for sellers and agents

Lower clearance rates suggest vendors must adjust expectations on initial reserves. Properties listed above €550,000 now require stronger marketing through the Gracia Real Estate Board portal, which logged 1,940 active listings at the end of June.

Agents at the weekly review meeting on 3 July noted that lots priced within 5 percent of recent comparable sales cleared more reliably. Data from the same meeting showed a 12-day average marketing period for cleared properties versus 27 days for passed-in lots.
