Gracia Records 4.7% Quarterly Price Growth Against Same Period Last Year

Property prices in Gracia rose 4.7 percent in the second quarter of 2026 compared with the same three months in 2025, according to data compiled by local agents and the district housing office.

The increase arrives as international tensions keep some investors cautious, yet local demand stays steady because many residents continue to view the neighbourhood as a practical base with good transport links and daily services.

Transactions concentrated along Carrer de Verdi and around the Mercat de la Llibertat, where two-bedroom flats changed hands at an average of 5,180 euros per square metre. The Gracia District Council renovation grants, which cover up to 12,000 euros for energy upgrades, also pulled forward several purchases before the summer pause.

Figures released on 7 July by the Barcelona Property Registry showed 312 sales registered in Gracia between April and June, up from 289 in the same window last year. Average asking prices moved from 4,960 euros per square metre in the second quarter of 2025 to 5,180 euros this year, a lift that outpaced the 2.9 percent gain recorded twelve months earlier.

Street-level differences

Properties on the quieter end of Carrer de Torrent de l'Olla posted the largest quarterly jump at 6.1 percent year on year, while units facing Plaça del Sol saw more modest 3.4 percent growth as sellers adjusted expectations after longer marketing times.

Agents advise anyone planning a move to check the updated grant deadlines at the district office before the end of July, because the next round of applications closes on 15 August. Sellers who list before that date can still market their properties with the current energy-efficiency incentives attached.
