Gracia Property Prices Jump 7.8% Year-Over-Year to €5,450/m²

Property prices in Gracia posted a 4.2 percent increase in the second quarter of 2026 compared with the first three months of the year, lifting values 7.8 percent above levels recorded in the same quarter of 2025.

The gains arrive as buyers return after a slow spring, with transaction volumes up 11 percent from April to June according to local registry data. Interest remains concentrated on apartments under 90 square metres, where families seek space without leaving the district.

Street-Level Price Shifts

Along Carrer de Verdi, one-bedroom flats now list at €5,800 per square metre, up from €5,350 a year earlier. Further east on Carrer de l’Encarnació, larger units near Plaça de la Virreina have climbed to €5,200 per square metre. The Gracia Residents’ Association reported 47 properties sold through its referral network between April and June, compared with 39 in the same window last year. The district’s weekly open-house programme at the old market hall on Plaça de la Vila de Gràcia drew 180 visitors on the last Saturday of June alone.

Registry figures show the median sale price reached €412,000 in the quarter ending 30 June 2026, against €382,000 twelve months earlier. Two-bedroom units accounted for 62 percent of those sales.
