Barcelona city hall data released in May shows Les Corts overall posted the second-fastest rent growth among the ten districts, yet this southern pocket still trades at roughly 15 percent below the district median. Remote-work policies at local start-ups and the expansion of coworking floors inside the old industrial blocks along Joan Güell explain the timing.

Two anchors speed the change. The Les Corts Civic Centre on Carrer de Mejía Lequerica added evening language classes and a rooftop terrace in March, pulling in residents who previously commuted from Gràcia. Two blocks east, the Plaça de la Concordia market reopened after a six-month refurbishment with seven new food stalls aimed at weekday lunch crowds.

Price shifts and buyer profiles

Idealista listings for one-bedroom flats under 70 square metres in the pocket averaged 3 850 euros per square metre in June, up 11 percent from June 2025 but still 900 euros below the district core. Agents at local firm Finques Les Corts report that 62 percent of signed contracts since January went to buyers aged 28 to 38 who work at firms along the Diagonal tech corridor.

Next steps for buyers

Viewings booked through the district housing office on Carrer de Numància close two weeks faster than they did in 2024. Prospective purchasers should review the latest energy-certificate rules that take effect in October and compare listings on the municipal portal before the September university intake pushes demand higher again.
