Streets and projects drawing steady interest

The Poblenou Superilles traffic-calming programme, rolled out on sections of Carrer de Llull in 2024, has added pedestrian plazas that local agents say lift resale values by roughly €150 per square metre.
Further along Rambla del Poblenou, two mid-rise projects by local developer Grup Habitat completed sales last month at an average €5,100 per square metre, still €300 below comparable new units in the 22@ zone north of Glòries.

City-hall records show 312 residential transactions in Poblenou between January and May 2026, up 11 per cent on the prior year, with foreign buyers accounting for 38 per cent of the total. Average days on market for apartments priced under €550,000 stand at 47, compared with 63 days for units above €700,000.
Prospective purchasers should review listings on the ground floor of buildings completed before 2005, where current asking prices leave room for modest renovation budgets while still securing proximity to Parc del Poblenou and the metro interchange at Poblenou station.
