Build-to-Rent Developments Offer Tenants Stability in Poblenou's Tight Market
New complexes along the Rambla del Poblenou and Carrer de Pere IV provide fixed rents and bundled services that ease pressures compared with purchase costs in the 22@ zone.

Three build-to-rent blocks opened on 15 June 2026 in Poblenou, adding 312 units with one-bedroom rents fixed at €1,050 a month for the first three years.
Buyer prices in the same postcode reached €5,200 per square metre last month, up 9 per cent from July 2025, according to registry data released by the Barcelona land office. Tenants in these projects avoid stamp duty, maintenance reserves and interest-rate swings that now push monthly ownership costs above €1,800 for a comparable flat.
Local schemes and sites
The largest of the new blocks stands at the corner of Carrer de Pere IV and Carrer de Llull, two minutes from the Parc del Poblenou entrance. A second sits inside the 22@ district boundary on Avinguda Diagonal, next to the former Can Batlló factory site now run as a co-working campus by the Barcelona Activa agency. Both sites fall under the city’s 2024-2028 rental incentive programme, which caps annual rent rises at 3 per cent for buildings completed after 2025.
Residents at the Pere IV block receive included broadband, weekly cleaning of common areas and access to a ground-floor gym operated by the local Esport Poblenou club. The Diagonal site offers the same services plus a shared rooftop terrace and bike storage for 180 bicycles, measures listed in the planning consent granted in March 2025.
Rent versus purchase numbers
A June 2026 study by the Poblenou Residents Association tracked 180 recent moves in the neighbourhood. It found that households earning between €28,000 and €42,000 a year spent 32 per cent of net income on build-to-rent units, against 41 per cent for first-time buyers who took out 80 per cent mortgages at current rates. The same report noted average service charges in the new blocks at €85 a month, lower than the €120 typical in older owner-occupied buildings on Carrer de Pujades.
City hall records show the first 150 units at the Pere IV site reached full occupancy within four weeks of handover. Waiting lists for the remaining 162 homes now stand at 670 names, according to the developer’s portal updated on 8 July.
Prospective tenants can review contracts and amenity lists at the Barcelona Housing Office on Carrer de Roger de Flor before applying directly through the sites’ portals. Those lists close for new entries on the last working day of each month.
